ABOUT US / KV KOKKUOST
First, we listen.
Then we explore your options.
When selling property, the price matters — and so does how the sale fits into your life.
Tell us about your plans ↗Sell your property discreetly and with care.
If you prefer to sell without a public listing, start by contacting us directly. We discuss your plans privately and agree how to arrange a viewing and the next steps.
kvkokkuost.ee focuses on buying property directly. We start with the property and your expectations: what you want to sell, your timetable and any matters that need resolving before the transaction.
For one owner, a fixed handover date is essential. For another, it is the option to sell a home in its current condition. These details help determine whether a direct sale could suit you.
Time to decide
Take time to review the terms and ask questions. Sending an enquiry does not oblige you to sell.
Clear written terms
The price, payment, costs and handover must be clearly agreed before the transaction.

A GOOD DECISION STARTS WITH COMPARISON
Which way of selling
fits your plans?
A direct sale may suit you if you want to agree with a specific buyer and keep the arrangements simple. The offer also takes account of the property's condition and the buyer's potential costs and risks.
If you have more time to sell, it is worth comparing a public listing too. Alongside the price, consider the time involved, possible expenses and handover terms.

04 / GOOD TO KNOW
Selling property:
frequently asked questions
Clear agreements make
big decisions easier.
Where can I offer property for a direct sale?
Use the kvkokkuost.ee enquiry form to offer an apartment, house, holiday home, plot or other property anywhere in Estonia. Include the property address and your contact details. When considering an offer, compare the price, costs and handover timing with other ways of selling.
Does a quick sale mean a fixed number of days?
A quick sale is discussed directly with the buyer, but a transaction date cannot be promised before the property and documents have been reviewed. The timetable depends on agreements, the required documents and notary availability.
Can I offer an apartment in Tallinn, Tartu or elsewhere in Estonia?
Yes. We accept enquiries from across Estonia, including Tallinn, Tartu and Pärnu, smaller towns and rural areas. Each purchase opportunity is assessed individually; sending an enquiry does not guarantee a purchase decision.
Is a purchase offer an official valuation report?
A purchase offer states the price and terms proposed by the buyer. If you need an official valuation report for a bank or another institution, commission a suitably qualified property valuer.
Does an enquiry oblige me to sell?
No. An enquiry is the first step in discussing your options. You decide whether to sell after reviewing the offer and its terms.
Does the property need to be renovated?
You can enquire about a property that needs renovation or is unfinished. Tell us about known defects at the outset so we can discuss terms that reflect its actual condition.
What determines the purchase offer?
The offer takes account of location, condition, documents and other factors affecting the property's value.
How soon can the transaction take place?
We have regular appointment slots at many notary offices in Estonia, including Tallinn. Once the terms are agreed, we complete the transaction at a notary’s office within two working days. The property handover date is agreed separately.
Can I offer inherited or co-owned property?
Yes, you can describe such a property too. The purchase opportunity and required documents are established for the specific situation.
A new beginning is one step away.
